When they found this classic beach house between the beaches and Eurobodalla National Park, it became a home-style South Coast escape shaped around beach access, shared meals, an open fireplace and relaxed time by the water.

We came back for our second stay at Judy’s place because it is a beautiful house that suits our family’s needs. It is in a great location with a lovely walk to the beach. The views out of the back windows over the valley are just gorgeous. The lights in the front add a lovely warm atmosphere. The house is clean and spacious and offers all that is needed for a comfortable stay. The children loved it there also. Thanks for another great stay Judy and hope to be back soon =)

We really enjoyed not having a TV in the main living area, as it encouraged us to relax and connect in a different, more meaningful way. The sunroom was a real comfort on the cooler mornings, and we loved having nature and beach walks so close to the accommodation. The kitchen was very well equipped, and we were able to cook with ease throughout our stay. The layout worked beautifully for our family. The boys really enjoyed having their own separate sleeping and hangout space downstairs, while the adults appreciated the peaceful separation upstairs.

Walking distance to multiple water spots was liberating for our children who went to explore on their own. Would highly recommend a stay here. Everything you could think of is here for a great trip! We really enjoyed not having a TV in the main living area, as it encouraged us to relax and connect in a different, more meaningful way. The sunroom was a real comfort on the cooler mornings, and we loved having nature and beach walks so close to the accommodation. The kitchen was very well equipped, and we were able to cook with ease throughout our stay. The layout worked beautifully for our family. The boys really enjoyed having their own separate sleeping and hangout space downstairs, while the adults appreciated the peaceful separation upstairs.

Great Location & Excellent Place to Stay
Judy’s place was perfect for our large family, and we loved its proximity to the beaches, rivers, farmlands and town of Moruya. The beautiful gardens attracted numerous, colourful native birds and sitting on the balcony enjoying the sounds of the waves was the perfect way to unwind. The house was scrupulously clean and tastefully decorated, and we particularly liked the well-equipped kitchen, which made self catering a breeze. Inclement weather forced us to spend more time indoors than we ordinarily would have, and the downstairs retreat and spacious lounge areas proved invaluable in giving everyone their own spaces to relax and decompress. Judy was the perfect host, responding quickly to messages and providing helpful information. Should we choose to stay in Moruya Head again, we’d have no hesitation in staying at Judy’s place again.

The property is ideally situated between three lovely beaches. The house easily fits 10 people and has many little features and additions to make your experience most enjoyable. The space is clean, the communication is swift and the barbeque is well positioned to catch the beautiful views of a setting sun.

We had a great time staying at 3 beaches. We were 9 people and there was enough space for us. The 4 kids had their own rumpus room and they could be independent of the adults. There were great kitchen utensils for baking and cooking, games for playing and books for reading. We will definitely return.

Hi there, thanks so much for the room—we really appreciated having such a nice place to stay. Overall, it’s really lovely and beautiful. The second we walked in, we felt this cozy, warm vibe that made us instantly comfortable, like we’d found a little home away from home. All the rooms are super clean, with nice touches that make them feel really comfortable to relax in. On the plus side, all the bathrooms are really clean too, and the shampoo and conditioner they provide are actually really useful—way better than some basic ones we’ve had before. And the backyard is just lovely! I especially love that lemon tree—we even picked a couple, and they tasted so fresh and good. It was such a nice little extra to enjoy. All in all, it’s a great place—clean, pretty, and really pleasant to stay in. Thanks again for everything!

Loved our stay at Moruya Heads! The location is amazing, with three beaches within walking distance, national park across the road and a super friendly community. It was peaceful and quiet but the town was close by for coffee and groceries. The house was perfect for our group of 7 people, including two kids.. The kids went downstairs and loved having their own space. The kitchen had everything we needed for our early Christmas celebration - even an electric mixer for the pav. Will definitely stay again.

Thank you for a lovely stay Judy, we didn’t want to leave! This place really feels like a home away from home. The furniture, garden, and decor were beautiful, and we loved the open fire place and huge outdoor table. It was also super clean with comfy beds, and we appreciated the eco-friendly toiletries. Easy to find and get in - Judy was proactive with communication and clear instructions. Loved the location! It’s only a couple of minutes walk through a beautiful patch of banksia forest to the nearest beach. Great spot for walking, running, and swimming. Feels very secluded but still quick to get to the shops and coffee. We’ll be back!

Our 2 families had the best weekend away. We walked, cycled and swam all weekend. The kids loved that we could walk to the patrolled beach in the morning, home for lunch and repeat the afternoon. We’re excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
Important Information
- Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for signing.
- Identification Verification: The booker must complete ID verification and provide a photo of their ID and a selfie on booking when requested.
- Beach House Layout: As a traditional beach house, Bertie’s 3 Beaches has an upstairs and downstairs layout connected by internal stairs.
Booking Rules
To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details
- The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
- All guests, including children and infants, must be included in the booking.
- Provide ID verification, a profile photo and a short description of your stay when booking when requested.
- No unregistered guests are permitted to attend or stay at the property at any time.
- If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.\
Check-In and Check-Out Procedure
- Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest’s responsibility at the end of the stay.
- Check-in time is 2:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
- Check-out time is 10:00 AM. Late check-outs must be arranged 72 hours in advance to avoid additional charges.
- Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance
- The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.
House Rules
To ensure an enjoyable experience for everyone, please adhere to the following:
Noise & Respect for Neighbours
- Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
Cleanliness & Damage
- Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
- Guests are responsible for damages caused during their stay.
- The guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports.
- Please provide photos for our reference when reporting cleaning, damage or maintenance concerns.
Hair Bleach, Fake Tans, and Product Use
- Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels and other fabrics.
- Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
- Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
Smoking
- Smoking is prohibited inside, on the balcony, or near the property. Any violation will result in cleaning and deodorisation charges.
Pets
- Pet stays of more than 2 pets must be approved before booking.
- Pets are not permitted on beds, bedding, lounges or indoor furniture.
- Pet faeces must be cleaned up before checkout.
- Excess pet hair, pet odour, digging, damage or mess may result in additional cleaning or repair charges.
Prohibited Activities
- No parties, schoolies, or large events are permitted. Violations may result in eviction and additional charges.
- Illegal substances are strictly prohibited.
- Fireworks, candles, unauthorised open flames and fire use outside approved fireplace/firepit areas are strictly prohibited.
Utilities
- Be respectful of power use. Turn off lights, air conditioning, heating, fans and appliances when leaving the property.
- Wi-Fi is provided with download speed of 35mbps, and upload speed of 5.5mbps.
Cooking Restrictions
- Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.
- Please clean the kitchen, benchtops, appliances and cooking equipment after use.
Coffee Machine Use
- Please do not put instant coffee in the coffee machine.
- Do not disassemble the coffee machine under any circumstances.
- In the event the coffee machine is out of use due to guest damage, repair or replacement costs may apply.
Keys and Lockbox
- Lost or damaged keys: Guests are responsible for the labour and parts costs incurred if a locksmith is required to replace lost or damaged keys.
- All keys must be returned to their original spots before check-out to avoid additional charges.
- Lockbox details must not be shared with anyone who is not listed on the booking.
Checkout Guidelines
Guests must leave the house in a reasonably clean condition
- Ensure all kids’ games, toys and board games are packed up and put away neatly.
- Return any decor or furniture to its original place.
- Any unplugged electrical items, such as the TV, soundbar, or bedside lamps, must be plugged back in before departure.
- Ensure all cookware, cutlery, glasses and plates are washed and returned to their correct locations.
- Empty the fridge and freezer of personal food items before leaving.
- Dispose of excessive rubbish appropriately. Please take excessive rubbish with you.
- Ensure the BBQ and outdoor cooking areas are cleaned after use.
- Ensure the firepit and fireplace are fully extinguished and safe before departure.
- Close and lock doors and windows before leaving.
- Return keys to the lockbox.
Please note: Failure to leave the house in a reasonable and respectful way may result in additional cleaning or repair charges.
Outdoor Features
1. BBQ
- Clean after use. A $250 fee applies for uncleaned equipment.
- Gas bottles: We supply gas bottles. In the event you find a gas bottle empty, please contact us during your stay.
- Do not leave the BBQ unattended while in use.
- Turn the BBQ off after use.
2. Fire Pits
- Backyard Firepit: Do not remove sand or rocks from the firepit area.
- Do not leave the firepit unattended overnight as the area is bushfire-prone.
- Do not use the firepit during total fire bans, extreme fire danger or unsafe weather conditions.
- Ensure the firepit is fully extinguished before going inside, going to bed or leaving the property.
- Do not burn rubbish, plastics, treated timber, painted timber, driftwood or anything that may create unsafe smoke or residue.
- Guests are responsible for any damage, fire-risk issues or cleaning caused by incorrect firepit use.
3. Indoor Fireplace
- Use the indoor fireplace only as intended.
- Do not leave the fireplace unattended.
- Do not leave the fireplace burning while sleeping or when leaving the property.
- Use the fire guard where supplied.
- Do not burn rubbish, plastics, treated timber, painted timber or inappropriate materials.
- Keep children and pets supervised around the fireplace at all times.
- Ensure the fireplace is fully safe before checkout.
4. Outdoor Shower
- Please use the outdoor shower respectfully.
- Do not use soaps, shampoos, dyes, fake tan or staining products in the outdoor shower area.
- Please avoid leaving sand, mud or personal items around the outdoor shower.
5. Garden and Yard
- The fenced yard, garden and outdoor areas are available for guest use.
- Please respect the citrus trees, herb garden, lawn and garden areas.
- Children and pets must be supervised outdoors.
- Do not damage plants, trees, lawn, fencing or outdoor equipment.
- Please do not move outdoor furniture away from its intended area.
6. TV/Kids Playroom and Rumpus Room
- Adult supervision is required when children are using the TV/kids playroom and downstairs rumpus room.
- Please ensure toys, books, board games and equipment are handled carefully and properly.
- Kids under the age of 12 must be supervised when using the playroom or rumpus room.
- Games, books and toys must be packed away before checkout.
- Any damage in these areas may result in repair or replacement charges.
Safety & Security
- Children must be supervised at all times, especially around stairs, balconies, the fireplace, firepit, BBQ, outdoor shower and yard areas.
- Balcony areas, stairs and outdoor spaces must be used carefully and respectfully.
- The property is close to beaches, bushland and natural coastal areas, so guests should be mindful of wildlife, weather and fire-safety conditions.
- Do not tamper with, cover, disconnect or interfere with safety devices, locks or property equipment.
Odour Remediation
Odour remediation may be required where strong or unreasonable odours are left after checkout. This includes, but is not limited to:
- Fish smells
- Unreasonable smells left in fridges/freezers
- Strong spice or aromatic cooking smells
- Smoke, vapour, pet or bodily odours that linger after checkout
- Odours requiring ozone treatment, specialist cleaning or additional remediation time
Please note: Smells cannot always be photographed, and photos may not be available for odour-related charges.
Guest Liability
Guests remain responsible for costs arising from damage, excess cleaning or breaches of the house rules. This includes, but is not limited to:
- Damage to the property, furnishings, fixtures, linen, towels, equipment or amenities
- Missing items or unauthorised removal of property items
- Excess cleaning or leaving the property in a disrespectful condition
- Excess rubbish not disposed of correctly or requiring additional removal
- Pet damage, pet mess or pet odour
- Firepit, fireplace or BBQ misuse
- Tampering with locks, safety devices or property equipment
- Unapproved guests, parties or events
If the cost to repair, replace or remediate exceeds the amount initially charged, the guest remains fully liable for the balance.
Ongoing Improvements
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.
