Welcome to Matilda’s Urban Escape. We are thrilled to welcome you to your home away from home.

Our home used to have quite a large backyard — the kind that took two hours to mow under the Australian summer sun. When we rebuilt, we decided to trade endless lawn‑mowing for a more thoughtful, welcoming space.

That’s how this private two‑bedroom urban hideaway came to be. We named it Matilda after one of our mums, a small tribute that also reflects our story of coming to Australia and embracing a name that feels truly local.

We built it for family and friends, and now we’re excited to share it with travellers looking for comfort, privacy, and a place with heart.

Matilda’s Urban Escape

Check-in is from 3:00 pm to 10:00 pm.

Step 1: Park at the property or on the street on the right-hand side.

Step 2: Find the entrance facing Jacaranda Avenue, the second unit from the corner, letterbox 1A.

Step 3: Go up the stairs to the front door.

Step 4: The lockbox is on the front door. Your lockbox code is sent 24 hours before arrival.

Step 5: Open the lockbox, take the key and let yourself in. Put the key back in the lockbox when you leave.

To find it: the unit is on the main road, with the entrance facing Jacaranda Avenue. It is the second unit from the corner, and the letterbox is clearly labelled 1A. Stairs lead up to the entrance.

Free parking is available at the property, plus free street parking on the right-hand side of the property. Parking is limited, so please park legally and do not block driveways, footpaths or neighbouring properties.

Kitchen & dishes
• Place all plates, glasses, cutlery, utensils and trays in the dishwasher and turn it on.
• Wipe down used kitchen surfaces and leave the kitchen tidy.
• Remove any leftover food and drinks from the fridge and pantry.

Rubbish & recycling
• Take out all rubbish before leaving and use the recycling bins.
• If the outside bins are full, tell us so we can help. Excess rubbish must be taken with you.

House setup & belongings
• Return furniture and property items to their original places.
• If you unplugged any Smart TVs, chargers or appliances, plug everything back in.
• Check all rooms for your belongings.

Linen & washer dryer
• Gather used towels in the bathroom. There is no need to strip the beds.
• Remove personal items from the washer dryer, don’t leave wet laundry inside and clean the lint filter where needed.

Final check
• Close all windows and blinds. Turn off lights, heating/cooling, Smart TVs and appliances.
• Lock the doors and return the key to the lockbox.
• Late check-out (until 10 pm) is subject to availability and is confirmed 24 hours before arrival.

Damage & maintenance
• Tell us straight away about any damage or maintenance issue so we can organise repairs. Damage not reported may remain the guest’s responsibility.
• Tasks not completed may result in additional cleaning, maintenance or servicing charges as outlined in the house rules.

Matilda’s Urban Escape sleeps up to 5 guests. Every guest staying must be registered on the booking, and visitors who are not on the booking are not allowed. A $200 per person fee applies for extra guests who have not been approved. If your group changes, please message us before arrival on 0466 333 833.

🔑 The lockbox is on the front door. Your lockbox code is sent 24 hours before arrival.

• The lockbox holds the house key.

• The front door has a 2-stage deadlock: turn the key the full 2 clicks right to unlock, and 2 clicks left to lock.

• When you leave, lock the door, put the key back in the lockbox and scramble the code.

Bed linen

All bed linen is provided and changed between every stay.

Towels

• 1 bath towel per guest, plus hand towels and face washers.

• Extra linen is available on request (see Just Ask).

Bedding

• Bedroom 1: King bed

• Bedroom 2: Tri-bunk (double bed below, single bed above)

Please let us know the total number of guests so the right beds and towels are made up for you.

Cooking

• Full kitchen with an electric oven, induction glass cooktop, microwave and dishwasher.

• A rice cooker, toaster and kettle are provided.

• Please use the rangehood fan and open a window when cooking (see the Odour policy).

• Fish and strongly spiced food can’t be cooked inside. A $200 odour removal fee applies if smells are left behind.

Coffee and tea

• Automatic coffee machine with coffee supplied, plus instant coffee, tea and milk to get you started.

• Please don’t put instant coffee in the coffee machine or take it apart.

Dining

• Round dining table for 5 in the open-plan living area. Children’s dinnerware is provided, and a high chair is available on request.

Dishwasher

• Dishwasher tablets are under the kitchen sink. Please don’t put dirty items back in the cupboards.

Pantry basics

• Salt, pepper, oil and sugar are supplied.

• Combined washer dryer in the laundry, with a laundry tub and laundry detergent.

• A clothes drying rack is provided.

• Iron and ironing board: in the main bedroom cupboard.

• Please don’t wash or dry the property’s linen and towels: we take care of them.

• Samsung reverse-cycle split system (heating and cooling) in the lounge.

Please turn the air conditioning off when you go out, and keep doors and windows closed while it’s running.

• Lounge: 65-inch Smart TV. Each bedroom: 50-inch Smart TV.

• Netflix is available on the TVs. Please don’t sign out of the streaming apps; if you do by accident, let us know which TV and we’ll reset it after your stay.

• Please don’t unplug or swap the TV cables.

Bin day is Tuesday. We take the bins out and bring them back in, so you don’t need to.

• Please put household rubbish and recycling in the bins provided.

• If the bins are full, please take extra rubbish with you or message us on 0466 333 833.

Thank you for helping us recycle and keep the property tidy.

• Cleaning products and spare dishwasher tablets: under the kitchen sink.

• Iron and ironing board: in the main bedroom cupboard.

• Keys: the lockbox on the front door (see Keys & Lockbox).

Nearest emergency department: Campbelltown Hospital, Therry Road, Campbelltown (about 5 minutes’ drive).

• Emergency: call 000. Campbelltown Hospital (emergency department) is on Therry Road, about 5 minutes’ drive.

• The home is next to a main road. Please keep children away from the road and driveway, and keep the front door locked.

• Please take care on the outdoor steps to the front entrance, especially when wet or at night.

• Summers can be very hot in Campbelltown: drink plenty of water and use sunscreen. On total fire ban days check the Hazards Near Me NSW app.

• Billabong Parklands’ swimming lagoon is 3 minutes’ drive: swim only during its opening hours.

We’d rather you know before you arrive:

• The front entrance is up a flight of outdoor steps.

• The home is next to a main road, so you may hear some normal road noise.

• Parking is limited: free parking at the property, plus free street parking on the right-hand side.

• Quiet hours are 10 pm to 8 am. No parties or events, and no smoking or vaping anywhere on the property.

• The home sleeps up to 5 guests, and every guest must be registered on the booking.

Just ask us for any of these, subject to availability:

Property cleanliness & maintenance
Matilda’s Urban Escape is prepared before each stay so guests can arrive to a clean, comfortable and well-presented home.

Reporting issues
• Please report any cleaning concerns, maintenance issues or property damage as soon as they are noticed.
• If something is not right on arrival, let us know promptly so we can address it. Photos may be requested to help us resolve the issue.
• Reasonable access may be required for cleaning, maintenance or repairs during the stay.

Guest responsibility
• Guests are responsible for keeping the home in a reasonable and respectful condition.
• Please use the furniture, appliances, Smart TVs, kitchen items, washer dryer and fittings with care.
• Guests may be responsible for repair, replacement or additional cleaning costs caused during their stay.

Peak & high-turnover periods
• During peak periods and same-day changeovers our teams work to tight windows. Please check out on time and leave the property tidy, with rubbish in the correct bins and personal items removed.

Odour & air quality policy. Any lingering or offensive odour left in the property (cooking smells, strong aromatic or spiced food, fish or seafood, smoke, body odour or any other smell that needs extra cleaning or professional treatment) results in a $200 odour removal fee.

Cooking guidelines. Strong aromatic or heavily spiced cooking is not permitted inside the property. This includes strong spices, oils or aromatic ingredients, cooking fish or seafood, and storing raw or uncovered seafood. All seafood must be sealed, airtight and leak-proof at all times.

Ventilation & cleanliness.
• Open windows while cooking and use the kitchen exhaust fan at all times.
• Dispose of food waste promptly and clean spills straight away.
• Use the bathroom fan during and after showers.

Smoking. Smoking or vaping of any kind is prohibited anywhere on the property, including cannabis, incense, candles and shisha.

Personal hygiene odour. Odour that transfers to bedding, mattresses or soft furnishings and needs extra laundering or professional treatment is treated as an odour remediation issue. This applies only where odours need intervention beyond standard cleaning.

Odour removal fee ($200). If odours remain after checkout and need additional cleaning, deodorising, ozone treatment or professional remediation, the $200 fee applies. If odours delay or affect the next booking, the guest is also liable for resulting losses, refunds and emergency remediation costs.

By booking and staying, guests agree to comply with this policy.

Please protect your stay with travel insurance. It is not mandatory, but it is highly recommended for your peace of mind.

Why it matters
• Our cancellation policy applies strictly (rental agreement clause 32.2) and a $100 processing fee applies to refunded cancellations.
• There are no refunds for weather, fire bans, beach or road closures, or power, water or internet outages (clause 32.7).
• Your own belongings are not covered by us (clauses 33.1 and 33.2).
• There is no security deposit, but guests are responsible for any damage (clause 14.2).

What good travel insurance covers
• Trip cancellation or cutting your stay short
• Medical emergencies and ambulance
• Lost, stolen or damaged belongings
• Accidental damage to the property, personal legal liability, travel delays and car-hire excess

Before you buy, check that the policy covers domestic accommodation cancellation, pre-existing medical conditions and the activities you plan to do. Keep your booking confirmation for any claim.

Platform protection is not travel insurance. Airbnb, Booking.com and Stayz/Vrbo are not insurance companies, and their guest protection is not travel insurance.

The network name and password are in your check-in details. The router is On the desk in the living room. If it drops out, switch the router off and on at the power point, wait two minutes, then message us.

Gatherings above the number of guests on your booking are not permitted.
