Welcome to KD’s Golf Retreat! We’re so glad you chose to stay with us and hope you settle in and feel right at home. In this welcome book you’ll find everything you need to know about the house and our favourite local spots.

KD’s Golf Retreat was born from a dream my husband and I shared of creating a special place where our family could escape the pace of everyday life, reconnect with nature and create lasting memories together. When we discovered Eynesbury, we instantly fell in love with its unique blend of natural beauty, rich heritage and world-class golf. Surrounded by rolling greens, historic trails, native wildlife and tranquil open spaces, we found the sanctuary we had been searching for, a true home away from home.

We’re now delighted to share it with guests from near and far, and hope it carries the same sense of peace, comfort and connection that made us fall in love with Eynesbury.

Secure garage parking for 2 cars, with access at the rear of the property (maximum height 2 m). Free and for guests only; no reservation needed.

Street parking is also available.

KD’s Golf Retreat is dog-friendly, by approval. We understand nobody likes to leave their extra family at home. Please let us know before you book or arrive if you plan to bring a dog, and read the rules below.

• Dogs only (no cats), up to 2 dogs, any size. We need to know the breed, age and type of pet.

• A pet fee of $25 per pet per night applies.

• Dogs can be inside and outside, but never on beds or furniture. Any damage or extra cleaning will result in further charges.

• The yard is fully fenced.

• Please pick up all droppings, bag them and put them in the bin, including from the backyard, before you leave.

• Pets must not cause danger, damage, nuisance, noise or a health hazard, and cannot be left alone in the house.

• You are responsible for any mess or damage your pet causes, or injury to another person.

• If you arrive with a pet without prior permission, you will be asked to leave without any refund.

KD’s Golf Retreat is a 3-bedroom, 3-bathroom home that sleeps up to 8.

• Bedroom 1: 1 king bed, with its own ensuite (Bathroom 1).
• Bedroom 2: 1 queen bed.
• Bedroom 3: a tri-bunk (a double with a single above) plus a trundle bed.

Bathrooms: Bathroom 1 is the ensuite to Bedroom 1 (shower). Bathroom 2 is a full bathroom on the ground floor (shower and bath). Bathroom 3 is a toilet and powder room upstairs.

Linen and towels: every bed is made up with a bottom sheet, top sheet, quilt cover and pillow slips. Two bath towels per guest are provided, plus hand towels and face washers.

The kitchen is fully equipped for cooking and entertaining.

• Appliances: fridge/freezer (with ice maker), gas cooktop, double oven, microwave, dishwasher, toaster, kettle, blender and rice maker.
• Coffee: an L’OR automatic coffee machine using Nespresso-style pods.
• Cookware: pots, pans, baking sheets, dishes, cutlery, utensils and wine glasses.
• Pantry: basic cooking items are provided.
• Dining: an 8-seater dining table, plus a high chair on request.

Please load the dishwasher and wipe the benches before you leave.

• Living room: a 55" smart TV with Amazon Prime, streaming apps and YouTube.
• Balcony: outdoor seating overlooking the wetland.
• Verandah and BBQ area: a BBQ with utensils, overlooking the wetland.

The wetland beside the property is still being developed, so you may see or hear some construction activity nearby.

Please keep noise down after 10 pm and before 8 am (quiet hours).

• Heating and cooling: split-system reverse-cycle air conditioning, plus portable heaters.
• Wi-Fi: Starlink internet (about 200 Mbps) that reaches every room, with an ethernet port. The network name is KD’s Golf Retreat. The password is in your private manual once your booking is confirmed.
• Laundry: washer and dryer in the laundry room.
• Iron: in the linen cupboard.
• Vacuum: in the linen cupboard. A brush and dustpan are beside the fridge.
• Spare toilet paper: in the toilet and bathroom cupboards.

• Games and fun: board games, books and kids’ toys, plus a themed kids’ room.
• For little ones: a high chair, changing table and children’s dinnerware are available on request. Babysitter recommendations are also available on request.
• Extra linen: available on request.
• Late check-in or check-out: ask us, and we will confirm if it is possible.
• Luggage: you are welcome to drop your bags off early.
• Mid-stay clean: available for longer stays.

The bins are at the back of the house near the hot water unit. If it is bin night, please wheel them out through the back gate.

• Bin day: Friday.
• Red bin: general rubbish, every week.
• Yellow bin: recycling, every second week.
• Green bin: food and garden organics, every second week.

• Check-in from 3:00 pm, check-out by 10:00 am.
• Guests: up to 8 in total, children and infants welcome. The booking guest must be 18 or over.
• Quiet hours: 10 pm to 8 am.
• No smoking anywhere on the property.
• No parties or events.
• Visitors: only the guests on your booking may stay. No extra visitors.
• Pets: dogs only, up to 2, see the pets card.
• Cameras: there are outdoor cameras and a noise/occupancy sensor.
