KD’s Golf Retreat was born from a family dream. My husband and I had always dreamed of having a special place where we could slow down, spend quality time together and reconnect as a family with our two young boys. When we discovered Eynesbury, it just felt right. We fell in love with the peaceful surroundings, beautiful open spaces, greenery, rich history and, of course, the championship golf course. Whether you’re here for a golf getaway, a quiet escape, work, visiting family and friends, or simply exploring the area, we hope you’ll feel at home and enjoy the same peace, comfort and sense of escape that made us fall in love with Eynesbury.

WELCOME TO KD'S GOLF RETREAT
We're so glad you're staying with us! This is our home, and we share it with you because we trust you'll enjoy it and look after it. Booking and staying here means you agree to these House Rules. Please have a read, and message us any time if you'd like to ask anything.
THE SHORT VERSION
- CHECK-IN: 3:00 PM. CHECK-OUT: 10:00 AM. Late check-out (until 10:00 PM) may be available and is confirmed 24 hours before your arrival. Without approval, $200 is charged for the first hour, and staying more than an hour past check-out is charged as an extra night.
- QUIET HOURS: 10:00 PM to 8:00 AM.
- GUESTS: everyone staying must be on the booking.
- LOOK AFTER THE HOME: rubbish in the bins, and tell us if anything breaks or goes missing.
- BEFORE CHECK-IN: sign the Short-Term Rental Agreement, and the person booking completes ID verification with a photo of their ID and a selfie.
TREAT OUR HOME LIKE YOUR OWN
Please treat our home like it's your own. It comes down to being respectful, which means leaving it the way you'd leave your own home: no cigarette butts left around the yard, balcony or verandah, no unreasonable dirt through the house, no dirty plates left in the sink, and rubbish in the bins. If something breaks or goes missing, just let us know.
BEFORE YOU ARRIVE
- SHORT-TERM RENTAL AGREEMENT: we send it to you for signing after you book. By attending the property, you agree to its terms and to these House Rules, which are about treating our property with respect. If you're not comfortable with them, please don't book our property.
- ID VERIFICATION: the person booking completes ID verification on OnBooking, with a photo of their ID and a selfie.
- SAME RULES, SAME RESPONSIBILITY: you are responsible for your stay and for anyone you allow onto the property.
BOOKING AND GUESTS
- WHO BOOKS: the person booking must be part of the travelling party. Where a business books for its workers, we ask that the worker in charge be added to the booking.
- YOUR DETAILS: when you book, please provide your ID verification, a profile photo and a short description of the reason for your stay, for the security and safety of everyone at the property.
- GUEST NUMBERS: everyone staying, including children and infants, must be on the booking, and the number at the property needs to match it at all times. Unregistered guests or visitors can't attend or stay. To add a guest, please arrange it through the platform you booked with, or directly with us, before arrival. If more people stay than are confirmed, a $200 charge per unapproved guest applies, and in serious cases we may need to end the stay.
IMPORTANT INFORMATION
- HOME LAYOUT: the home is on two levels. Stairs are required to reach the upstairs living area, kitchen, dining and balcony.
- WETLAND AND ACCESS: the wetland overlooking the property is still under construction, and access for cars via the front of the property may be limited.
- PEAK-SEASON CHECK-IN: during peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
MINUT SENSORS
Minut sensors are installed at the property to keep the home safe and the neighbours happy. They are not cameras and do not record conversations or sound.
- WHAT THEY MONITOR: noise/decibel levels, occupancy levels and odour/air quality.
- NOISE AND OCCUPANCY: if noise becomes unreasonable after quiet hours start, or there are more people at the property than on the booking, Minut sends a friendly automated message. If noise continues after a few messages, we may need to end the stay without refund. Police call-outs and neighbour complaints are taken seriously.
- SMOKING, DRUGS AND STRONG ODOURS: smoking, illegal drugs and strong aromatic foods are not permitted where they create unreasonable odours at the property. Minut sensors monitor air quality and may pick up smoke, drug odours and strong food smells.
- PLEASE LEAVE THE SENSORS ALONE: please don't cover, remove, disconnect or interfere with a Minut sensor, as it may mean we need to end the stay.
KEYS AND ALARM
- KEYS AND ALARM: before check-out, please put every key back in the lockbox and set the alarm as you leave, to avoid additional charges. Lost or damaged keys are the guest's responsibility (locksmith labour and parts).
CANCELLATIONS AND INSURANCE
- Our cancellation policy is strict, so we recommend travel insurance in case your plans change.
NOISE AND NEIGHBOURS
- QUIET HOURS: 10:00 PM to 8:00 AM. Please keep noise down and be considerate of our neighbours at any time.
- PARKING: please use the double garage or the driveway, and never park across the neighbours' driveways or on their lawns.
- BOUNDARIES: please stay within our boundaries and out of neighbouring and restricted areas.
CLEANLINESS AND DAMAGE
- YOUR RESPONSIBILITY: guests are responsible for damage, excess mess, missing items and odours caused during their stay by themselves or their guests. Broken items are repaired or replaced and the reasonable cost is charged to the guest.
- WEAR AND TEAR: normal wear and tear is fine. Please avoid breakages, stains, burns, marks, missing items and unreasonable mess.
- TELL US EARLY: on arrival, please take a quick walk through the home and tell us, with photos, about any damage, cleaning problem or missing item, and tell us as soon as anything breaks or gets damaged during your stay. Anything not reported on arrival is treated as the way you found it. Please allow us 24 hours and reasonable access to put a reported issue right.
- REPORTS: our cleaners and contractors report on the condition of the home after each stay. Their reports, photos and receipts are what we rely on, including for odours, which can't be photographed.
- HAIR BLEACH AND FAKE TANS: please skip hair bleach, fake tans and similar products, as they can permanently stain bedding, towels and other fabrics. If they cause damage, the cost of repair, cleaning or replacement is charged to the guest.
SMOKING
- Smoking and vaping (including e-cigarettes) are not allowed inside, on the balcony, the verandah or anywhere on the property. If it happens, cleaning and deodorising charges apply.
PETS
- UP TO TWO DOGS: welcome on any booking, by approval. See the pet rules in the house manual.
- PET CARE: please pick up after your pet straight away, and before check-out. Pet waste left behind is charged at $250, and pet hair, damage and odours are charged at the reasonable cost to fix them.
PROHIBITED
- PARTIES AND EVENTS: no parties, schoolies or large events. If a party or large event takes place, we may need to end the stay and a $1,000 fine applies.
- ILLEGAL SUBSTANCES: not permitted.
- FLAMES: no candles or open flames inside. Fire is only allowed in the BBQ, as set out under Outdoor Features. Fire bans always apply.
UTILITIES
- POWER: please be respectful of power and turn off lights, air conditioning and appliances when leaving the property.
- WI-FI: fast NBN Wi-Fi is provided. If it drops out, restart the modem (see the Wi-Fi details in the house manual) or message us and we'll sort it out.
COFFEE MACHINE
- PODS: the coffee machine takes Nespresso-compatible pods only. Please do not put instant coffee in the coffee machine.
- HANDS OFF THE INSIDES: please do not disassemble the coffee machine under any circumstances.
CHECK-OUT GUIDELINES
Please leave the house in a reasonably clean condition
- KIDS' GAMES AND TOYS: packed up and put away neatly.
- DECOR AND FURNITURE: returned to its original place.
- ELECTRICALS: any unplugged electrical items, such as the TV or bedside lamps, must be plugged back in before departure.
- DISHES: load and start the dishwasher, and remove leftover food and drinks.
- RUBBISH: please dispose of excessive rubbish appropriately, and take the excessive rubbish with you.
- LOST ITEMS: if you leave items behind, we can mail them back for a small fee.
OUTDOOR FEATURES
Please enjoy the outdoor areas. The BBQ and outdoor areas are used at your own risk.
BBQ
- Thanks for giving the BBQ a quick clean after use. If you'd rather leave it to us, just tell us before you leave and a $60 cleaning fee applies. If it's left uncleaned without a message, the fee is $100.
- If the gas bottle runs out during your stay, please message us.
BALCONY, VERANDAH AND YARD
- The front and back yards are fully fenced. Please keep gates closed, especially with children or dogs.
SAFETY AND SECURITY
- ALARM SYSTEM: instructions will be provided for easy use during your stay.
- CCTV: cameras are installed on the outside of the property only, for security and your safety. There are no cameras inside the home. Tampering with them will result in a $200 fee plus technician costs.
- CHILDREN: the upstairs balcony railings are horizontal and easily climbable. Parents must supervise toddlers and young children at all times.
ODOURS AND GUEST RESPONSIBILITY
ODOUR REMEDIATION
The reasonable cost (including ozone treatment and extra remediation time) is charged to the guest. This includes:
- Cooking fish or strongly spiced food inside (the BBQ outside is perfect for it): a $200 cleaning fee applies for odour removal
- Unreasonable smells left in fridges and freezers
- Smoke, vapour, pet or bodily odours that linger after check-out
GUEST RESPONSIBILITY
Guests are responsible for costs arising from guest damage or breaches of the House Rules. This includes, but is not limited to:
- Damage to the property, furnishings, fixtures, bedding, towels, equipment or amenities
- Missing items or removal of property items
- Excess cleaning needed because of the condition the property was left in, including excess rubbish
ONGOING IMPROVEMENTS
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.
