WELCOME TO STAYS ON STEPHANIE
We're so glad you're staying with us! This is our home, and we share it with you because we trust you'll enjoy it and look after it. Booking and staying here means you agree to these House Rules. Please have a read, and message us any time if you'd like to ask anything.
THE SHORT VERSION
- CHECK-IN: 3:00 PM. CHECK-OUT: 10:00 AM. Late check-out needs to be requested in advance and approved by us in writing. Without approval, $200 is charged for the first hour, and staying more than an hour past check-out is charged as an extra night.
- QUIET HOURS: 10:00 PM to 8:00 AM.
- GUESTS: everyone staying must be on the booking. Maximum 10 guests.
- LOOK AFTER THE HOME: rubbish in the bins, and tell us if anything breaks or goes missing.
- DEPOSIT: $250 security deposit, returned after your stay.
- BEFORE CHECK-IN: sign the Short-Term Rental Agreement, and the person booking completes ID verification with a photo of their ID and a selfie.
- AGREEMENT: by booking and attending the property, you agree to these House Rules and the Short-Term Rental Agreement.
- LEAVE IT AS YOU FOUND IT: this is our number one rule for every guest. Please leave the home exactly as you found it.
TREAT OUR HOME LIKE YOUR OWN
Please treat our home like it's your own. It comes down to being respectful, which means leaving it the way you'd leave your own home: no cigarette butts left around the yard or patio, no dirty plates left in the sink, and rubbish in the bins. If something breaks or goes missing, just let us know.
Leaving the home as you found it is our number one rule for every guest. Whichever platform you booked through, the home, the rules and the responsibility are the same.
- ON ARRIVAL: take a quick walk through the home and tell us, with photos, about any damage, cleaning problem or missing item, so we know how you found it. Anything not reported on arrival is treated as the way you found it. Please allow us 24 hours and reasonable access to put a reported issue right.
- DURING YOUR STAY: use the home and outdoor areas the way you would your own, and tell us straight away if anything breaks or goes missing. Accidental damage must be reported immediately. We understand accidents happen, and when damage is reported promptly, we'll assess it fairly.
- BEFORE YOU LEAVE: put things back where you found them, pack up the kids' games and toys, return any decor or furniture to its original place, plug back in anything you unplugged (TVs, bedside lamps), and put the rubbish in the bins. Please take any excessive rubbish with you.
- YOUR RESPONSIBILITY: guests are responsible for damage, excess mess, missing items and odours caused during their stay by themselves or their guests. Broken items are repaired or replaced and the reasonable cost is charged to the guest. Normal wear and tear is fine.
- REPORTS: our cleaners and contractors report on the condition of the home after each stay. Their reports, photos and receipts are what we rely on, including for odours, which can't be photographed.
- HAIR BLEACH AND FAKE TANS: please skip hair bleach, fake tans and similar products, as they can permanently stain bedding, towels and other fabrics. If they cause damage, the cost of repair, cleaning or replacement is charged to the guest.
BOOKING AND GUESTS
- SAME RULES, SAME RESPONSIBILITY: booking through any platform means you're booking our property and staying under our rules. You are responsible for your stay and for anyone you allow onto the property.
- SHORT-TERM RENTAL AGREEMENT: please sign the agreement sent after booking. It and these House Rules are about treating our property with respect. If you're not comfortable with them, please don't book our property.
- ID VERIFICATION: the person booking completes ID verification on OnBooking with a photo of their ID and a selfie.
- WHO BOOKS: the person booking must be 18 or over and part of the travelling party. Where a business books for its workers, we ask that the worker in charge be added to the booking.
- YOUR DETAILS: when you book, please provide your full name, phone number, email address, ID verification, a profile photo and a short description of the reason for your stay, for the security and safety of everyone at the property.
- GUEST NUMBERS AND EXTRA GUESTS: everyone staying, including children and infants, must be on the booking (maximum 10 guests), and the number at the property needs to match it at all times. Unregistered guests or visitors can't attend or stay at any time. To add a guest, please arrange it through the platform you booked with, or directly with us, before arrival. If more people stay than are confirmed, a $200 charge per unapproved guest applies, and in serious cases we may need to end the stay.
- CANCELLATIONS: our cancellation policy is strict, so we recommend travel insurance in case your plans change.
IMPORTANT INFORMATION
- POWER: please be respectful of power, and turn off lights, AC and appliances when leaving the property.
- WI-FI: fast Wi-Fi reaches every room. If it drops out, turn the modem off at the power point, wait 30 seconds and turn it back on. Still not working? Message us and we'll sort it out.
- PEAK SEASON: check-in is at 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
- LOST ITEMS: if you leave items behind, we can mail them back for a small fee.
QUIET HOURS AND NEIGHBOURS
- QUIET HOURS: 10:00 PM to 8:00 AM. Please keep noise down and be considerate of our neighbours at any time. You're welcome to use the outdoor areas until 12:00 AM, as long as noise stays low after 10:00 PM.
- PARKING: please park at the front of the house and along the driveway first (up to 4 cars). Extra cars can park on the street, never across the neighbours' driveways or on their lawns.
- BOUNDARIES: please stay within our boundaries and out of neighbouring areas. The garage and shed are off-limits to guests.
KEYS
- KEYS: before check-out, please put every key back in the key safe and lock all windows and doors as you leave, to avoid additional charges. Lost or damaged keys are the guest's responsibility (locksmith labour and parts to replace them).
OUTDOOR FEATURES
Our outdoor areas are the best part of the home. All amenities (gas fireplace and BBQ) are used at your own risk.
FIRE AND COOKING
- FLAMES: no candles or open flames inside. Fire is only allowed in the gas fireplace and the BBQ. Fire bans always apply.
- GAS FIREPLACE: turn it off when you leave the room and before bed. There is no fireplace guard, so please keep children away from the glass.
- BBQ: thanks for giving the BBQ a quick clean after use. If you'd rather leave it to us, just tell us before you leave and a $60 cleaning fee applies. If it's left uncleaned without a message, the fee is $100. For the electric BBQ, please turn it off at the end of use and close the lid.
- CHILDREN: parents must supervise toddlers and young children at all times in the yard.
PETS
- UP TO THREE DOGS: welcome on any booking, by approval. See the pet rules in the house manual.
- NOT ON BEDS OR FURNITURE: dogs are welcome inside, but not on the beds or furniture.
- PET CARE: please pick up after your pet straight away, and before check-out. Pet waste left behind is charged at $250, and pet hair, damage and odours are charged at the reasonable cost to fix them.
NOT ALLOWED
- PARTIES AND EVENTS: no parties, schoolies or large events. If one takes place, we may need to end the stay and a $1,000 fine applies.
- ILLEGAL SUBSTANCES: not permitted.
- SMOKING AND VAPING: not allowed anywhere on the property, inside, on the patio or in the yard (including e-cigarettes). If it happens, cleaning and deodorising charges apply.
DEPOSIT AND CHARGES
- AMOUNT AND TIMING: a security deposit of $250 applies to all bookings. It is collected 2 days before your booking and returned 3 days after your stay.
- DEDUCTIONS: the deposit may be applied in part or in full toward costs arising from guest damage or breaches of the House Rules, including damage to the property, furnishings, fixtures, linen, towels, equipment or amenities, damage that is not reported and is found after check-out, missing items or removal of property items, and excess cleaning needed because of the condition the property was left in, including excess rubbish. The deposit is not a cap on responsibility: if the cost to repair, replace or remediate is more than the deposit, the guest remains responsible for the balance. If it is less, only the required amount is deducted.
- ODOUR REMEDIATION: the reasonable cost (including ozone treatment and extra remediation time) is charged against the deposit, in part or in full, and you remain responsible for any cost above it. This includes cooking fish or strongly spiced food inside (the BBQ outside is perfect for it), where a $200 cleaning fee applies for odour removal, unreasonable smells left in fridges and freezers, and smoke, vapour, pet or bodily odours that linger after check-out.
THANK YOU FOR YOUR COOPERATION!
