Loved the apartment we stayed at it was very clean and lovely decor, the bed was so comfortable and across the road from the shops.So close to the beach and ocean also a park across the road, would definitely recommend staying here.

Great location in Avalon. So close to beach, rock pool & shops. Plenty of cafe options in Avalon & a quick drive to Palm Beach & Pittwater. Walk over to the beach for coffee & breakfast. Definitely be back whenever we visit the Northern Beaches. Comfortable & easy to live with accommodation.

This beautiful apartment is right on the Avalon Beach headland. It’s a two minute stroll to the beach and as many shops, cafes and restaurants as you’d ever want. It also has a FULL kitchen and Woolies is right there too. It has one bedroom and a super comfy sofa bed (my neck says thanks for the memory foam pillows!). The living areas are filled with light and was a delight to sit, read and eat yummy takeaway fish and chips in. The host and I were in contact throughout the stay and he was super responsive. Couldn’t have had a better stay! FIVE stars!

Perfect location so close to the beach and shops and a bonus to be able to bring our dog. The little treats on arrival were a really nice touch too. Incredible stay. Highly recommend. Building is located in the best spot for viewing Avalon Beach. The town of Avalon is adorable, everyone is friendly. Between the perfect apartment and the town, you feel right at home. I never wanted to leave! My girlfriend & I will definitely stay again if we find ourselves back in the area.

2nd visit- great location, very clean with everything required for a longer stay - washing machine, iron, tv with Netflix etc and a selection of books & games. Bed very comfortable. Lovely spacious place right next to the beach. There are 2 flights of stairs to go up which should be considered but this also gives you a bit of a view and the place catches the sea breeze.

Peter was a wonderful host who was extremely welcoming and provided so much proactive communication before and during the stay that made it super easy and stress free. The apartment itself was impeccably clean and beautifully furnished. I instantly felt very comfortable, safe, and at home in this apartment and would absolutely return. Also loved that the Main Street was just across the road for morning coffee, lunch, any anything else you would need. Plus the beach at the doorstep as promised! Fabulous. Thank you Peter.

Apartment: Quiet and compact. Light-filled and airy, with a beach feel. The apartment has a lux feel, with thoughtful touches, and comes well equipped with the all things you’ll need. The bedroom is inner facing - so quiet and peaceful and the bed is very comfortable. We liked the super hot water for showering in the modern bathroom. Finally the balcony - runs along the length of the apartment and was ideal for an outdoor breakfast or relaxing in the evening. Location: Excellent - right opposite the beach and amazing ocean pool. Try an early morning swim to start the day! It’s a walk-up, so no having to wait for a lift. A 300m walk and you’re in the centre of Avalon shops. Plenty of restaurants, takeaways and a Woolies Metro open ’til late. We can recommend Ocean Traders for takeaway fish - an excellent variety of choices and preparation options. This is a great getaway apartment. We had a relaxing break and only 40km from Sydney!

We needed to do a quick stay on the northern beaches and Avalon is always our go to... Finding Peter's place was a bonus! Great spot, one of the cleanest Air Bnb's we've stayed in, quiet, simply and tastefully decorated, and just an all round great little apartment. Also, Peter was lovely and even offered a later checkout on Sunday if we needed... big thanks for that. We'll be back if you'll have us lol.

My partner and I had a lovely time at Peter's Residence. It was easy to find and the place was neat and clean. The bed was also very comfortable and really no complains at all. The apartment is very near to Avalon beach (5 mins away) and there are plenty of restaurants and cafes as well as Woolsworth so its really convenient to stay there. Peter is such an awesome host and was also so fast in responding to my queries. Thank you Peter for everything!

Was even better than beautiful photos. Had such a relaxed break away and will definitely be back. Host was super friendly and the communication was exceptional. Apartment had a real beach vibe and could hear the waves from the surf which was exactly what we needed for a well deserved break. Beautiful walking tracks around beach and great cafes and restaurants just a couple of minutes walk down the road.

Absolute exceptional little apartment. Perfect for a couple and within walking distance to everything Avalon has to offer. Hosts were incredible. It was our wedding night and a lovely bottle of Prosecco with a card was on the table for our arrival after our reception. Hosts went over and beyond to ensure we had a good few nights. Instructions are spot on to find the place. The aircon cools the joint down very quickly, which was perfect after a 35 degree day and warm evening of dancing at our wedding. All the furniture was very comfortable. All in all, very ‘homey’ place and highly recommend.

The apartment was in a fantastic location, close to the beach, rockpool, shops and restaurants. It was very clean, the decor was very nice, and everything you needed was included (beach towels, tea/coffee, milk, shower gel/shampoo, laundry/washing up detergent etc). We had a wonderful experience at Peter’s place. It was the perfect size for two of us. My fiancé hadn’t been in the area in 20 years and Peter gave us wonderful recommendations for food and drinks. He was extremely helpful helping us navigate timing of arrival and departure and even dropped off a beach umbrella when we couldn’t find one nearby. You’re just steps to the beach! The bus is super easy to navigate to Palm beach! I would definitely stay again and Peter made the stay that much better!

We’re excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.
Important Information
- Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for Signing.
- Location Note: This property is on on Avalon Parade, Avalon Beach
- Identification Verification: Booker must complete ID verification, and provide a photo of their ID and a selfie on booking.
Booking Rules
To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details:
- The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
- All guests (including children and infants) must be included in the booking. No unregistered guests are allowed.
- Provide ID verification, a profile photo, and a short description of your stay when booking.
- If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.
- A $65 fee per additional guest per day applies when added and approved before arrival. This fee covers additional linen and towels for each extra guest.
- If extra guests attend or stay at the property without being added and approved beforehand, a $200 fee per unapproved guest will apply.
Check-In and Check-Out Procedure:
- Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest's responsibility at the end of the stay.
- Check-in time is 3:00 PM.
- Check-Out Time: 11:00 AM. Late check-outs must be approved by the owner and arranged in advance.
- Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance:
- The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.
House Rules
To ensure an enjoyable experience for everyone, please adhere to the following:
Noise & Respect for Neighbors
- Quiet hours are from 10:00 PM to 7:00 AM. Avoid excessive noise and disturbances to neighbours.
Cleanliness & Damage
- Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
- Guests are responsible for damages caused during their stay.
- The Guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please provide photos for our reference.
Guest Numbers
- The number of guests at the property must strictly match the number of guests shown on the booking at all times. If occupancy exceeds the number of guests confirmed on the booking, a $200 charge per unapproved guest will apply.
Long-Term Stays & Mid-Stay Cleaning
- For stays longer than 14 days, a mid-stay clean is required. The cost for each mid-stay clean is $100.
- For monthly bookings, a clean is required every 14 days during the stay.
- During the scheduled clean, guests are requested to vacate during cleaning.
- The mid-stay clean is a basic maintenance clean, which includes changing the bed linens and refreshing key areas of the property.
Hair Bleach, Fake Tans, and Product Use
- Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
- Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
- Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
Smoking
- Smoking is prohibited inside, and on the balcony. Any violation will result in cleaning and deodorisation charges.
- There is a park (with great views) in front of the building were smoking is allowed.
Pets
- Pets are allowed. Refer to the pet-specific rules in the house manual
- Pet faeces must be cleaned up after your stay.
- Please note a $40 per fee applies.
Prohibited Activities
- No parties, schoolies, or large events are permitted. Violations may result in eviction with a $1,000 fine and forfeiture of your damage deposit.
- Illegal substances and open flames are strictly prohibited.
Utilities
- Please be respectful of power useage, turn off lights, AC, and appliances when leaving the property.
- Fast WiFi is provided.
Cooking Restrictions
- Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.
Coffee Machine
- Please do not put instant coffee in the coffee machine.
- Do not disassemble the coffee machine.
Checkout Guidelines
Guests must leave the house in a reasonably clean condition
- Return any decor or furniture to its original place.
- Any unplugged electrical items, such as the TV, or bedside lamps, must be plugged back in before departure.
- Ensure all cookware, cutlery, glasses, and plates are appropriately replaced
- Dispose of excessive rubbish in the bins outside next to the driveway.
Please note: Failure to leave the house in a reasonable and respectful way may forfeit your damage deposit.
Safety & Security
- Parents must supervise toddlers and young children.
Damage & Respect
- Accidental damage must be reported immediately. We understand accidents happen, and when damage is reported promptly, we’ll assess it fairly.
- Unreported damage discovered after checkout will result in full security deposit forfeiture, in addition to any repair or replacement costs.
Odour remediation is required, including ozone treatment and additional remediation time. This includes:
- Fish smells
- Unreasonable smells left in fridges/freezers
- Strong spice or aromatic cooking smells
- Smoke, vapour, pet, or bodily odours that linger after checkout
- Please note: Smells cannot be photographed, and we cannot provide photos for odour-related deductions.
- For full forfeiture events, this is a pre-agreed fixed charge, and invoices will not be provided.
