WELCOME TO YOUR BEACH ESCAPE
We're so glad you're staying with us! This is our home, and we share it with you because we trust you'll enjoy it and look after it. Booking and staying here means you agree to these House Rules. Please have a read, and message us any time if you'd like to ask anything.
THE SHORT VERSION
- CHECK-IN: 3:00 PM. CHECK-OUT: 10:00 AM. Late check-out (until 10:00 PM) is confirmed 24 hours before your arrival.
- QUIET HOURS: 10:00 PM to 8:00 AM.
- GUESTS: everyone staying must be on the booking.
- SECURITY DEPOSIT: $250, returned after your stay.
- LOOK AFTER THE HOME: rubbish in the bins, and tell us if anything breaks or goes missing.
- BEFORE CHECK-IN: sign the Short-Term Rental Agreement, and the person booking completes ID verification with a photo of their ID and a selfie.
TREAT OUR HOME LIKE YOUR OWN
Please treat our home like it's your own. It comes down to being respectful, which means leaving it the way you'd leave your own home: no cigarette butts left around the yard or decks, no unreasonable sand through the house, no dirty plates left in the sink, and rubbish in the bins. If something breaks or goes missing, just let us know.
BEFORE YOU ARRIVE
- SHORT-TERM RENTAL AGREEMENT: we send it to you for signing after you book. By attending the property, you agree to its terms and to these House Rules, which are about treating our property with respect. If you're not comfortable with them, please don't book our property.
- ID VERIFICATION: the person booking completes ID verification on OnBooking, with a photo of their ID and a selfie.
- SAME RULES, SAME RESPONSIBILITY: you are responsible for your stay and for anyone you allow onto the property.
BOOKING AND GUESTS
- WHO BOOKS: the person booking must be part of the travelling party. Where a business books for its workers, we ask that the worker in charge be added to the booking.
- YOUR DETAILS: when you book, please provide your ID verification, a profile photo and a short description of the reason for your stay, for the security and safety of everyone at the property.
- GUEST NUMBERS: everyone staying, including children and infants, must be on the booking, and the number at the property needs to match it at all times. The home sleeps a maximum of 4 guests. Unregistered guests can't attend or stay. To add a guest (within that maximum), please arrange it through the platform you booked with, or directly with us, before arrival. If more people stay than are confirmed, a $200 charge per unapproved guest applies, and in serious cases we may need to end the stay.
- LONG WEEKENDS: a minimum 3-night stay applies. For 4-day long weekends, bookings must include the long weekend period in order (e.g. Friday to Monday, or Thursday to Saturday / Thursday to Sunday).
IMPORTANT INFORMATION
- LOCATION: the house is on a side street next to the main road, so some road noise is normal.
- LAYOUT: the living areas and bedrooms are upstairs, reached by external stairs.
- MOBILE RECEPTION: reception is patchy. Telstra works best on the deck, and Wi-Fi calling is recommended.
- CHECK-IN: during peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
- LOST ITEMS: if you leave items behind, we can mail them back for a small fee.
KEYS
- KEYS: the key must be returned to the lockbox before check-out, to avoid additional charges. Lost or damaged keys are the guest's responsibility (locksmith labour and parts).
CANCELLATIONS AND INSURANCE
- Please check the cancellation policy before booking. We recommend travel insurance to protect yourself in the event of a cancellation.
NOISE AND NEIGHBOURS
- QUIET HOURS: 10:00 PM to 8:00 AM. Please keep noise down and be considerate of our neighbours at any time.
- PARKING: the driveway is shared, so please keep it clear and park only in our driveway or garage.
- BOUNDARIES: please stay within our boundaries and out of neighbouring and restricted areas.
CLEANLINESS AND DAMAGE
- YOUR RESPONSIBILITY: guests are responsible for damage, excess mess, missing items and odours caused during their stay by themselves or their guests. Broken items are repaired or replaced and the reasonable cost is charged to the guest.
- WEAR AND TEAR: normal wear and tear is fine. Please avoid breakages, stains, burns, marks, missing items and unreasonable mess.
- TELL US EARLY: on arrival, please take a quick walk through the home and tell us, with photos, about any damage, cleaning problem or missing item, and tell us as soon as anything breaks or gets damaged during your stay. Anything not reported on arrival is treated as the way you found it. Please provide photos for our reference, as reports without photos will be dismissed. Please allow us 24 hours and reasonable access to put a reported issue right.
- REPORTS: our cleaners and contractors report on the condition of the home after each stay. Their reports, photos and receipts are what we rely on, including for odours, which can't be photographed.
- HAIR BLEACH AND FAKE TANS: please skip hair bleach, fake tans and similar products, as they can permanently stain bedding, towels and other fabrics. If they cause damage, the cost of repair, cleaning or replacement is charged to the guest.
ODOUR REMEDIATION
The reasonable cost of removing odours (including ozone treatment and extra remediation time) is charged to the guest. This includes:
- Cooking fish or strongly aromatic or spiced food inside (the BBQ outside is perfect for it): a $200 cleaning fee applies for odour removal
- Unreasonable smells left in fridges and freezers
- Smoke, vapour, pet or bodily odours that linger after check-out
GUEST RESPONSIBILITY
Costs arising from guest damage or breaches of the House Rules are charged to the guest. This includes, but is not limited to:
- Damage to the property, furnishings, fixtures, bedding, towels, equipment or amenities
- Missing items or removal of property items
- Excess cleaning needed because of the condition the property was left in, including excess rubbish
- Only the reasonable cost to repair, replace or remediate is charged.
SMOKING
- Smoking and vaping (including e-cigarettes) are not allowed inside, on the balcony or near the property. If it happens, cleaning and deodorising charges apply.
PETS
- UP TO TWO DOGS: welcome on any booking, by approval. See the pet rules in the house manual.
- APPROVAL: pets must be approved and disclosed before arrival.
- BEDS AND FURNITURE: pets are not allowed on beds or furniture.
- UNFENCED YARD: the yard isn't fenced, so dogs must be on a lead or supervised outside.
- NOT ALONE: pets must not be left unattended at the property when guests are away.
- SUPERVISION: pets must be supervised and not cause excessive noise or disturbance.
- PET WASTE: please clean up all pet waste before checkout.
- PET CARE: excessive pet hair, odour, stains, damage or additional cleaning may result in extra charges. Guests are responsible for any damage or additional cleaning caused by their pets.
- BREACH FEE: a $200 fee may apply for any breach of these pet rules, in addition to any cleaning, repair or replacement costs.
PROHIBITED
- PARTIES AND EVENTS: no parties, schoolies or large events. If one takes place, we may need to end the stay and a $1,000 fine applies.
- ILLEGAL SUBSTANCES: not permitted.
- FLAMES: no candles or open flames inside. Fire is only allowed in the fire pit and the BBQ, as set out under Outdoor Features. Fire bans always apply.
UTILITIES AND APPLIANCES
- POWER: please be respectful of power: turn off lights, AC and appliances when leaving the property.
- WI-FI: fast Wi-Fi is provided but may be unstable.
COFFEE MACHINE
- Please do not put instant coffee in the coffee machine.
- Do not disassemble the coffee machine under any circumstances.
- CHECK-OUT GUIDELINES
Guests must leave the house in a reasonably clean condition
- Ensure all kids' games are packed up and put away neatly.
- Return any decor or furniture to its original place.
- Any unplugged electrical items, such as the TV, soundbar or bedside lamps, must be plugged back in before departure.
- Ensure all cookware, cutlery, glasses and plates are put back in their correct places.
- Dispose of excess rubbish appropriately. Please take any excess rubbish with you.
Please note: failure to leave the house in a reasonable and respectful way may cause an additional charge.
OUTDOOR FEATURES
Our outdoor areas are the best part of the home. All amenities (spa, BBQ and fire pit) are used at your own risk.
SPA
- Please shower with soap before using the spa. Fake tans, oils, lotions and other substances dirty the spa and affect its cleanliness and function.
- Time Limits: time in the spa is based on individual comfort. It is your responsibility to determine what you can safely tolerate.
- No glass and no food in or around the spa. Drinks in non-glass containers only.
- After each use, please pop the cover back on. This helps the spa heat up and stops it cooling down.
- Every time you leave the spa, please add sanitiser as directed in the house manual.
- If the spa is damaged, or left in an unreasonable condition that needs a technician to be called, you are responsible for the repair, replacement and maintenance costs.
- Max Capacity: 6 people.
- Pregnancy and Health: if you are pregnant or have any health conditions, please refrain from using the spa.
- Supervision: Under no circumstances is anyone under the age of 18 allowed in the spa without direct adult supervision. Anyone under the age of 12 is prohibited from using the spa.
- At Check-out: put the spa cover on and set the spa to 24°C. It is never left uncovered overnight.
BBQ
- Thanks for giving the BBQ a quick clean after use. If you'd rather leave it to us, just tell us before you leave and a $60 cleaning fee applies. If it's left uncleaned without a message, the fee is $100.
- Gas bottles: a spare gas bottle is under the BBQ. If you swap it over, please let us know.
FIRE PIT
- Firewood is supplied free in the wood storage on the front lawn.
- Do not leave the fire unattended or burning overnight.
SAFETY AND SECURITY
- CHILDREN: balcony and deck areas use glass balustrades. Parents must supervise toddlers and young children.
ONGOING IMPROVEMENTS
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.
By booking and supporting our property, you enable us to continue creating a space that feels like your forever holiday house, where every visit is better than the last. Thank you for helping us make this dream possible!
SECURITY DEPOSIT
AMOUNT AND TIMING: a $250 security deposit applies to all bookings. It is collected 2 days before your booking and returned 3 days after your stay.
WHAT IT COVERS: the deposit may be applied in part or in full toward costs arising from guest damage, missing items, extra cleaning or breaches of the House Rules. The deposit is not a cap on responsibility: if the cost to repair, replace or clean is more than the deposit, the guest remains responsible for the balance. If it is less, only the required amount is deducted.
THANK YOU FOR YOUR COOPERATION!
